How long does a valuation take?

The visit takes about forty minutes. The written valuation follows within two working days and includes the three completed sales it is based on, so you can check the reasoning rather than take the number on trust.

What is your commission?

1.2% plus tax on a sole agency sale. No upfront marketing fee, no withdrawal fee, and the agreement runs twelve weeks — after that you are free to leave with a week's notice.

Do you handle lettings and management?

Yes. Tenant find is 8% of the first year's rent; full management is 12% of collected rent monthly, including inspections, contractor coordination and deposit handling.

Will you list a property that needs work?

Often, but we will tell you plainly whether the work pays for itself. On roughly a third of instructions we recommend doing nothing and pricing accordingly.

Can I track my sale online?

Every client gets a portal login: viewings, feedback, offers, documents and the progress of the legal work in one place. It is the same portal buyers use, so nothing is retyped between the two sides.
